Investment Flat Renovation – Kipseli, Athens

The clients were searching for a flat in Athens with a budget of around €100,000, primarily as an investment property with the intention of short-term rental income.

Location

A property was identified in the heart of Kipseli, one of the most vibrant and densely textured neighborhoods of Athens. The flat is situated within walking distance of local bars, restaurants, and the well-known weekly street market held on Tuesdays. The building itself is exceptionally well maintained, offering a strong architectural and residential framework.

Existing Condition

The apartment, located on the fourth floor, was previously used as a dental clinic. The internal layout was highly segmented and not suitable for residential living without intervention.

Design Concept & Intervention

The renovation strategy focused on transforming the clinical layout into a warm, functional urban flat suitable for both private use and short-term rental.

Key interventions included:

• Relocating the kitchen to the entrance hall, creating an immediate domestic presence upon entry

• Closing the opening between the two original rooms to redefine spatial boundaries

• Establishing a clear separation between a compact bedroom and a continuous living area extending from the entrance sequence

Spatial Outcome

The reconfiguration created a more fluid and efficient layout, where the entrance flows naturally into the living space, while the bedroom remains a quiet, enclosed volume. Despite the modest footprint, the apartment gained a strong sense of openness and usability.

Result & Use

The renovation outcome exceeded expectations. The clients, originally intending it solely as an investment property, chose to also use the flat personally from time to time, while continuing to rent it out on a short-term basis.
